Commercial Imperative
- Given the organic growth and planned co-location of entities, Procter & Gamble needed a new location that can house the organisation, together with future growth in a vibrant and business focused environment. New initiatives with more technological consideration as well as Agile workspace were taken in as part of project success criteria. There is also an urgency, given the collaboration with local authority, to design and build and relocate the whole organisation within 6 months period.

Our Role
- We were engaged as in-house extended resource (client rep) to provide an end-to-end approach for the whole project. Scope included working with P&G’s real estate arm and finance resources in terms of site selection and financial analysis; leading the technical due diligence, design and execution of the project construction works; assist and coordinate the relocation and start up of the new site as well as reinstatement of the old site. Coupled with regular reporting to project board in terms of project progress.

The Result
- Following an effective exercise, Johnson Controls was selected as the facilities management supplier for DKU, with emphasis on individual and local services with an international standard of management as the reporting layer- the best of both worlds: locally run, internationally managed.

Asia R&D HQ - Biopolis

Commercial Imperative
- Given the Company’s focus on growth in Asia and Singapore Government’s strong support, P&G decided to build their Regional R&D facility in One North Biopolis area. This consists of a 6-storey double height building with custom designed research lab areas and new vibrant and open agile workspace. Total GFA is about 440,000 sqft. There is also an urgency, given the temporary leased space expiry period, which the organisation was using.

Our Role
- We were engaged as in-house extended resource to project manage the office construction component of the building, working with CH2M Hill, the General Contractor for this project. Scope included working with P&G’s designers and appointed contractors to deliver the building and troubleshooting project and site construction issues. Coupled with regular interaction with P&G end users and facility operation team to manage change and expectations.

The Result
- Project was successfully completed with client move in on schedule. This was achieved by daily on site monitoring, streamlining the communication between design and construction team, as well as managing expectations and changes between client and construction team.

Our Role
- We were engaged as in-house extended resource to support the feasibility study phase of the relocation program. We had engaged JLL PM team to provide the technical due diligence study of the building and also worked with P&G regional architect partner to provide conceptual phase designs. Technical information gathered were then used to support the Lease Contract negotiation process to ensure best value for our client.

The Result
- Project was successfully completed on time with Project Board’s approval to proceed with the lease contract execution.
